Our "limited full service" listing is designed for ease of use by sellers. It is recommended for sellers who are not able or comfortable showing their own homes to prospective buyers. Limited full service representation is also ideal for properties in estates, separation or divorce situations, and other sales involving more complex circumstances. All aspects of a traditional full service listing are included, excluding print advertising. No fees are due at the time of listing - a discounted* commission is paid at the time of sale.

Seller Solutions will serve as your exclusive seller's agent and handle all of the following:

• On site comparative market analysis to help price your property
• Property measurement
• On site photography (up to MLS maximum of 24 photographs)
• A custom photo virtual tour
• Seller Solutions yard sign
• Realtor computerized lockbox
• Centralized Showing Service for Realtor showings
• Automated feedback from buyer’s agents
• All marketing, excluding print advertising
• All contract negotiation
• All paperwork, contracts and addenda
• All inspection and closing arrangements

Limited full service listing fees:

1.5% of sale price if your buyer is NOT represented by a buyer agent.

4.5% of sale price on residential listings if your buyer IS represented by an agent.
